Homeward Bound
At PulteGroup’s new properties in Chester Springs and Malvern, homeowners will discover distinctive communities designed to enrich their lifestyle

Home is where the heart is, as they say. PulteGroup, which has been helping families find a place to call home for more than 60 years, upholds this sentiment by putting its heart into each and every home it builds.

Two new communities, set to open in spring 2016, embody this particularly, as both offer potential homebuyers the freedom to customize each living space so that every resident can build the home of his or her dreams.

The first community, dubbed The Courts at Chester Springs (807 Belmont Court in Chester Springs), will feature 113 neotraditional townhomes and 72 neotraditional single family homes, and community open space that will include an outdoor pool and recreational space for the residents. “What we mean by neotraditional is that homeowners will access their driveways and garages from the rear of the home.  Building this way enhances the curb appeal of the community,” explains Patrick O’Brien, general sales manager for the Northeast Corridor division of PulteGroup. “This concept is the best set up for this particular site and this has been a popular type of community layout for us in Chester Springs. Pulte, a few years back, built and sold out the Windsor Ridge community in Chester Springs, which was also neotraditional, and it was really a home run for us. People really enjoyed the layout and feel of the community.”

In addition to the community’s distinctive layout, PulteGroup’s Chester Springs homes will offer a number of amenities that allow residents to customize their homes.

“Here at PulteGroup we really take into consideration the way our consumers are going to live in the home,” O’Brien says. “Both the townhomes and singles will provide open layouts, which are great for entertaining, [and] they are going to come with nice included features such as granite and 42-inch cabinetry in the kitchen, for example. In addition, both series of homes will offer designs that feature owners’ suites on the main level.

“Bedrooms will be spacious,” he continues. “There is a good amount of storage in the home, and then we also offer some unique options in these properties such as conditioned storage attics above our garages.”

This means that in both the townhomes and single homes, residents have the option of finishing off these areas as a loft, bedroom or combination of the two.

“We like to say that the homeowner has the ability to really personalize the home,” O’Brien says.

This includes everything from structural options such as finished basement opportunities to interior décor selections offering a wide array of cabinetry, granite and hardwood, “so folks can really put their own personal touch on the inside of the home.” Pricing at The Courts at Chester Springs is expected to start in the mid-$300,000s.

The other community to launch this spring is Linden Hall (433 Lancaster Ave.), an enclave of 60 townhomes just off of Route 30 in Malvern. The project will provide the best of both worlds in terms of easy access to all that Lancaster Avenue has to offer while at the same time offering bucolic vistas, as the property abuts Chester Valley Country Club.

The 24-foot-wide townhomes will be offered in two distinct series, featuring two and three floors of living space, respectively. The townhomes offering two floors of living space will also include an unfinished walkout basement and two-car garage. The other series will feature three above-grade floors, including a finished game-room area and two-car garage on the bottom floor.

“These are homes that have been tested by the consumer and validated by the consumer, which makes us very excited about what we’re offering at Linden Hall,” says O’Brien. “The two-story townhome series will also offer an optional level for a loft, or loft/bedroom combo, and the ability to include a rooftop terrace, which is something very unique to the area.” Pricing at Linden Hall is expected to start in the low $400,000s.

PulteGroup homes will attract a range of homeowners, from first-time buyers to downsizing “empty nesters” looking to maintain a high standard of living while foregoing certain tedious and costly property maintenance expenses.

The ‘Build-Quality’ Difference
“PulteGroup has a very solid reputation for building a quality home,” O’Brien says. “Pulte has what we call our ‘build-quality experience.’ With that, we take our buyers on the journey with us of the home construction; so, when someone buys a home with us, they are fully integrated into the process, from the day they sign to the day they move in.”

O’Brien explains that this is accomplished through a series of meetings with each homebuyer. The first meeting, a build-quality introduction meeting, takes place just before the start of construction. During this meeting, the homeowner reviews with the PulteGroup team a number of facets of their new home, including design elements, to make sure everyone is moving in one direction.

The next meeting is a “build-quality orientation” session, which takes place once the home’s frame has been constructed, and mechanicals, such as plumbing, electric and HVAC work, have been installed but before the drywall goes up. “The homeowner can do a tour with our field team and see the inner workings of their house,” O’Brien says.

The last of these meetings is a “build-quality celebration,” which takes place just before the buyer takes ownership of their home. This is the first time customers see their home in its completed state, and they get a chance to validate the quality and care with which their home was built.

These exhaustive steps, as well as thorough internal and third-party inspections, during the building process are taken to ensure that each homeowner has the best experience possible when purchasing a PulteGroup home. This, O’Brien says, is to “make sure what we’re delivering to them is a product that they wish for and that their satisfaction is at 100 percent.”

“We really care about the consumer,” he adds. “From the plans that we design along with consumer feedback to their process throughout the build, we want them to feel that they are fully a part of it and that they are a partner with Pulte as we build their home.”

This commitment extends far beyond move-in day, however. “Our tremendous warranty coverage is one of the industry-leading warranties for new homebuilders,” says O’Brien, explaining that warranties include a one-year cosmetic warranty, covering facets such as drywall; two-year coverage on electrical systems, HVAC and plumbing; five-year leak protection; and 10-year overall structural coverage for the home.

“Pulte is very excited to continue our presence in Chester County,” O’Brien says. “We feel that the Chester Springs community—The Courts at Chester Springs—and Linden Hall in Malvern are both in locations that are highly desirable by the folks that are in the housing market today. Both areas have high quality schools [and] are very close to retail, dining and entertainment options. The locations are really prime spots for us to build in, and we’re just excited to be expanding our footprint in Chester County.”
